Ten years of rent versus a house price
Home vs Rent Calculator
The rent-versus-buy argument in Indian cities is not settled by a slogan. This page simply totals rent: ₹25,000 a month for 10 years is ₹30 lakh, beside a ₹60 lakh property price. It does not add stamp duty, society charges, home-loan interest, or the investment return you might have earned on a down payment — and that honesty is the point of a first look.
The cash-flow question
Tenants in Whitefield and buyers in Noida Phase 2 both get slide-decks that either ignore interest or ignore the fact that rent also rises. IndiaKit’s first cut is the cash burned as rent versus the sticker price of a flat. Use EMI, prepayment and tax tools next; do not stop at ₹30 lakh versus ₹60 lakh.
The maths on this page
Rent total = monthly rent × 12 × years. Defaults: ₹25,000 × 12 × 10 = ₹30,00,000. Property price default ₹60,00,000 is shown as context, not as a net-present-value winner.
A fairer comparison would inflate rent at 5%, add EMI interest, add 7% stamp duty in some states, and credit notional rent saved. That model is more assumptions than this product should hide.
Municipal property tax and maintenance in gated societies can match a small EMI. Walk the actual society before you trust any webpage.
₹25,000 rent in Whitefield for a decade
A couple pays ₹25,000 for a 2BHK in Whitefield and eyes a ₹60 lakh resale. Ten years of rent at today’s rate is ₹30 lakh on this page — half the sticker, with no interest, no inflation, no tax. They take that humble total to a spreadsheet rather than to a “rent is throwing money” reel.
What a bank still has to confirm
No EMI, no stamp duty, no rent inflation, no opportunity cost. Not a verdict to buy or to stay on lease. RERA project documents and a CA beat this sketch.
Common questions
If rent is ₹30 lakh and the flat is ₹60 lakh, should I buy?
Not on that comparison alone. A loan on ₹60 lakh can pay more than ₹30 lakh in interest (see the EMI example at 8.5%). Buying also needs registration costs. Run EMI and stamp-duty numbers for your state.
Can I inflate rent 8% a year here?
Not in this version. Multiply by a growth factor on paper or raise the monthly rent to a 10-year average.
Does this include a security deposit?
No. Deposits in Bengaluru can be 10 months’ rent. That cash is usually refundable, minus deductions, and is not in the ₹30 lakh total.
